A Conveyance from John B. Carwile to Wm F. Nance in trust

      Whereas Dr FF Calmes of the State and District aforesaid by deed, dated the nineteenth day of April A.D. 1856 gave to John B. Carwile in trust for the sole and separate use of his daughter Sarah F. Calmes so long as she remainded unmarried the sum of Eleven thousand eight hundred & forty one dollars , 35 cents, a negro girl Dixcey about fourteen years of age, and an interest in the remainder of any real estate yet unsold to the extent of one eighth, and by the said deed directed the said John B. Carwile as trustee aforesaid upon the marriage of the said Sarah F  to convey all property funds & chores in action , which he may hold at that time as said trustee to the husband of the said Sarah F upon the terms and conditions below set forth.  And whereas the said Dr FF Calmes, by the aforesaid deed, authorized and directed the said John B. Carwile to pay the said Sarah F. the sum of nine hundred dollars annually and to reimburse himself any expenditures which he might be required to make in executing the trust therein created & to receive as a compensation for his services two & a half per cent on all sums received two & half percent on all sums paid out or turned over to the said Sarah F. or to her husband as herinafter set forth or to the distributes or legal representatives of the said Sarah F. in case of her death, as will umefully (?) appear by reference to the said deed recorded in the Registers Office for this District in deed Book “GG” pages 3 4 & 5.

      And whereas the said Sarah F. intermarried with William F. Nance on the twentieth day of January instant and by a settlement made and hereinto annexed between the JB. Carwile trustee and the trust fund of the said Sarah F. N appears, that there remains in the hands of the said trustee this day the sum of Eleven thousand two hundred twenty seven dollars twelve cents.  Now know all men by these presents(?) that I John B. Carwile under and by virtue of the power vested in me by the aforesaid deed do hereby give transfer and convey to William F. Nance the sum of Eleven thousand two hundred and twenty seven dollars 12 cents, the negro girl Dixcy aforesaid & the interest to the extent of one eighth in the real Estate of the said FF. Calmes, as conveyed to me (& which I have not yet received ) in trust for the joint use of himself and the said Sarah F. his wife during their joint lives and at the death of either of them, to the survivor during his or her life, and in the event of their being no issue of the said Sarah F. by the said William or any future husband, whom she may marry then at the death of the said Sarah F. and her then husband the property fund & chores in action above mentioned shall go to and vest in her next of kin exclusive of the husbands according to the Acts of this State, for the Distribution of intestate Estates now (?) of force.  But in the event; that the said Saeah F. should die leaving issue living at her death, then and in that case the property funds & chores in action above mentioned shall go to and vest in the issue of the said Sarah F. after her death and the death of her husband who may survive her.

      Given under my hand I seal this twenty fourth day of January Eighteen hundred & fifty seven.
